This project proposes reconstructing the streets within the Windemere Woods 1st & 2nd subdivision, generally located north of Bunker Lake Boulevard and southeast of Emerald Pond Park. The streets are 31-foot-wide urban sections, including concrete curb and gutter, municipal sewer and water, and storm sewer. The project includes approximately 0.75 miles of streets in total. Drainage is handled through the gutters to catch basin inlets, which outlet into the existing wetland west of Magnesium Street, north of Bunker Lake Boulevard, and south of Emerald Pond Park.
The project is proposed as a combination of FDR and full reconstruction; the concrete curb and gutter along Magnesium Street is in very poor condition and will need replacement. During project design, staff will review the remaining curb and determine if full replacement is required. The Capital Improvement Project does not specifically call out pavement replacement for the Emerald Pond Park parking lot. Still, because it serves as the cul-de-sac for the west end of 142nd Avenue and is in very poor condition, staff proposes including it in this project. The existing pavement section in this subdivision is below current design standards. This project will require over-excavating subsoil material to make space for the thicker proposed pavement section.
Municipal utilities exist within the project area and will be tested during design.
Capital Improvement Project-level project costs are $757,488 ($658,685 Tax Increment Fund #2, $98,803 Storm Water Utility Funds).
